Unsure If Now Is a Good Time to Build? 4 Steps To a Successful Build
So, you are looking at completing a renovation or new build but unsure if now is a good time to do so?
No doubt you’ve read about the current supply chain issues for building materials and qualified trades. It’s true that the pandemic coupled with the building consent boom has moved the goal posts in the construction industry.
Both the global and domestic supply chains have been restricted due to lockdowns, staff illness and a huge spike in demand.
So, here’s four things you need to do when choosing a builder, to build safely now.
1. Excellent Planning and Project Management Processes
Your build or renovation is a very complex process involving different parties. These need to be carefully managed to complete your project on time and to a high standard.
On a typical build there can be over 10 different trades involved, several design, planning and council consultants as well as financial institutions all working together to deliver the project. To ensure that you end up with the home you want built to excellent standards, you will need a builder with a well-planned, clear project management process - with clear communication lines in place. This is more important now than ever before.
2. Seamless Processes and Systems
You will next need a builder who can identify the key critical components that are specified and identify the current lead times. In some cases, components such as claddings, internal linings, fixtures and fittings will need to be ordered prior to the project commencement. The reason for ordering these early is to not only guarantee supply and project sequencing but also to lock in pricing. This way you won’t end up blowing your budget on materials if and when there are price increases or delays.
3. A Reliable and Recognised Team
The old adage that “it takes a village,” rings true during the build process. It is of paramount importance that your builder has a solid team to create your dream home. Check that your builder also has a significant team of associated sub trades and building professionals with a reputation built on quality.
4. Legal Protection
It is also very important that you and your builder have the legal protection of a third-party building association such as Master Builders or Certified Builders. These organisations require builders to abide by a code of practices and standards which protect the client. For example, Master Builders offers a third-party guarantee providing cover for loss of deposit, non-completion of work, faulty materials, poor workmanship and structural issues. Only quality trade suppliers are members of these associations.
So, although the current environment can be challenging, with clear planning and an experienced quality builder, there is no better time to build than now!
